Golden Visa for Spain

The Spanish Golden Visa is a way to gain a residence permit In Spain, primarily for people living outside the EU. Effectively, it allows you to 'buy' your residency permit and this will cover your spouse & any children under 18.   You can invest in a number of ways – however the most common way is through buying real estate. If you make a net purchase of 500,000 Euros (i.e. any purchase tax is not included in the 500,000 Euros) then you can apply for the Golden Visa. You can buy several properties that amount to 500,000 Euros, a single property for that price or a property that is over 500,000 Euros (with your equity always amounting to a minimum of 500,000 Euros).   If you buy a property for 500,000 Euros and you are granted a Golden Visa then this will mean that you gain:   1.                              Resident's permit for a year 2.                              Entry to all EU countries covered by the Schengen Treaty. 3.                              Easy renewal of your residency permit 4.                              The right to work as an employee or business owner   To maintain the validity of your residency permit you must visit Spain at least once a year although it is not necessary to do so for an extended period.   Application requirements You will need: - Proof that you have spent 500,000 Euros or more (before taxes) on property i.e. a certificate of registration of your property from the Land Registry - valid passport valid for 1 year or more - 2 passport sized photographs - Proof of finances i.e. that you can maintain yourself, as defined by the regulations - Marriage certificate and birth certificates if you are applying for your wife and children - Proof of no criminal record - Medical cover i.e. private medical cover   The process from application to receipt of your residence permit is normally quick (i.e. within a month)

Buying process in Spain

There is no set buying process in Spain, however the normal process is as follows: 1.  You will make an oral agreement (do not sign anything at this stage) with the seller to purchase their property.  This agreement is not binding but should encompass:  - the sale price -  anything additional to the property included in the sale price i.e. any furniture or particular fittings - .the anticipated time for signing the Escritura/Completion/Closure   2.  You should then instruct your conveyancing lawyer to undertake the legal process, on the basis of the oral agreement.  Your lawyer will  undertake an initial check to ensure that the person you think owns the property does own it and that the property that you think you are buying does exist and is the one you think you are buying. 3.  Your lawyer will then draw up a contract itemising the agreement and setting out the timings for the purchase.  Amongst other things It will state the purchase price, anything included in the purchase price and any conditions of the purchase (such as it being subject to a survey etc.), the date for any payment of a 10% deposit and the date (on or before) of .the signing of the Escritura/Completion/Closure  Importantly, the contract will state that the property will be removed from the market upon payment by you (the purchaser) of an initial deposit.  This deposit is normally around 3,000 Euros/1% of the purchase price and is deducted from the full purchase price upon  signing of the Escritura/Completion/Closure.  The contract will usually state that you will lose the deposit if you change your mind about buying the property but that the seller will have to pay you twice the amount of your deposit if they change their minds about selling their property to you. 4.  After signing the contract your lawyer will undertake due diligence on the property that you are buying. This will include checking the property title, its registration and accuracy, any encumbrances (such as a mortgage).and its status with the local authority ( the equivalent of 'local searches' in the UK).  This can take a month to complete. 5.  Once your lawyer has completed all their due diligence he will advise you of the results.  If the property is problem-free then you can either go directly to the signing of the Escritura/Completion/Closure or pay a 10% deposit (similar to 'Exchange' in the UK) should you wish to sign the Escritura/Completion/Closure at a later date. 6.  On the day of signing the Escritura/Completion/Closure you will attend with your lawyer (unless you have provided a Power of Attorney to your lawyer or a trusted friend) a Notario, along with the seller and their lawyer  The Notario will go through all the legal documentation and will formalise the sale. As soon as he has checked everything is in order you and the seller will sign the Escritura.  You will then pay the remaining purchase money (normally by Banker's Draft) and receive the keys to your property.  You have immediate access to your property and responsibility for it (so make sure that you have building and contents insurance set up already).  You should note that the duty of the Notario is to the state not to you (the buyer) or the seller and that he is therefore not a replacement for having your own lawyer. 7.  After the signing of the Escritura, check that your lawyer will change the service contracts (water, electricity and gas) into your name, along with changing the direct debit details.  This is important, as reconnection of services can be expensive and take time.

Climate on the Costa Blanca

The weather and the climate on the Costa Blanca North enjoys more than 2,800 hours of sunshine each year or 325 sunny days with an average temperature of 19 degrees Celsius. Chiringuito Beach bars are opening on the sea front in Javea

A chiringuito is a small enterprise, usually a bar, selling mainly drinks and tapas, sometimes meals in a more or less provisional building, often on a beach or loose surface where a more permanent structure may be unviable.  Those found on beaches or at tourist attractions, which enjoy only brief but intense seasonal activity. These can be solid structures, but are more often no-frills shelters or simply stalls capable of commanding a price premium compared to regular suppliers, as well as high turnover, yielding reasonable profits over a short span of time. The next round is on me! When you are next in Javea order your drink from me Salut (Cheers). Cocktails, drinks with mixers, small beers and local wines. Yes, the beach bars have landed again in Javea, soon to be open from May until October these all nighters are the highlight of night time life in Javea. They have just started erecting along the seafront between the Arenal beach area and the Port. This can turn into a crawl from one bar to another…are but can you keep up with the locals.

Javea in Spain is paradise

Where on earth can you find a place to live so close to paradise? Javea – Costa Blanca North Located between Alicante and Valencia both are contrasting city’s of Spain, Javea is located in the Spanish Alicante region on the Costa Blanca. With its white beaches and gentle Mediterranean breezes it´s easy to see why Javea is referred to as “the jewel in the crown of the Costa Blanca”. As well as that tasty little title, Javea is also called the Dawn of Spain (Amanacer de Espana). It´s three headlands are the first place to catch the sun in Spain each morning Javea has it all… Javea, also sometimes known as Xabia, is situated on the Costa Blanca, some 50 miles from Alicante and 60 miles, or so, from Valencia. Voted, environmentally, “near perfect” , by the World Health Organisation – and, indeed, boasting over 320 days of sunshine a year – the town nestles at the foot of the mighty Montgo Mountain, between the picturesque bays of San Antonio and San Martin. Javea is rapidly emerging as a popular tourist attraction – not entirely surprising, given its 15 miles of superb coastline, fantastic opportunities for outdoor pursuits and numerous, cafes, bars and restaurants – but, nevertheless, maintains a relaxed, typically Spanish atmosphere. Access to Javea, from northern Europe, is easy, via direct international flights, operated by “budget” airlines, to the airports of Alicante and Murcia. Javea can be divided roughly into three distinct areas, each with its own individual charm and atmosphere. Beaches The area known as the “Arenal” includes the largest sandy beach in the area – awarded the EU “Blue Flag” for safety – with crystal clear, calm Mediterranean waters. The beach itself is surrounded by a multitude by shops, bars and restaurants, and while this is the area of Javea most affected by the tourist trade, it is vibrant and colourful, nevertheless. You can, for example, take an evening stroll along the promenade, take a look at the variety of handmade craft items available from the many stalls, or sample the atmosphere in one of the many bars that have live music. Port The port area offers a harmonious blend of traditionally Spanish, and more tourist driven, elements. Javea is still a working fishing port, but this area also includes shops and lively bar and restaurants. Old Town The old town of Javea, built largely in original, Tosca sandstone, has narrow winding streets, and is rich in cultural heritage. For sightseers, the old town includes the fortified, Gothic church of “Iglesia de San Bartolome”, and an excellent museum, “Museo Etnografico Soler Blasco”.
